Rental Policies & Conditions 

RESERVATIONS 

Off Season: August 1, 2007 to May 31, 2008 (3 to 7 night minimum).  Off Season Holidays have a 4 night minimum. In Season begins May 31 to August 16, 2008.  In Season rents Saturday to Saturday (7 night minimum).  Higher Rates may apply to holidays and special events for both the Off Season and In Season.  

There will be no refund for early check outs.

A credit card is required for all reservations. We accept American Express, Discover, Visa, Master Card.  When you make a reservation we will charge $260.00 to your credit card, $200.00 is applied towards the damage deposit and $60.00 is the non-refundable reservation fee.  Most of our properties require a $200.00 refundable damage deposit.  Some of our properties require a higher damage deposit and payment in advance. 

Minimum age requirement is 25 years old, and he/she must physically occupy the premises for the full term of the reservation. No student groups allowed. Any reservations made under false pretense will result in forfeiture of security deposit and eviction. 

NO pets are permitted in the accommodations or on the grounds. The discovery of unauthorized pets will result in immediate eviction and any pet damages will be charged to your credit card. 

CANCELLATION

For a full refund minus the $60.00 reservation fee, a 30 days notice prior to your scheduled check in date is required. Cancellation 16 to 29 days prior to the scheduled check in date will result in a $260.00 charge (this amount is higher for the larger properties). DEPOSIT

Pensacola Beach Properties, Inc. will return your $200.00 damage deposit within 30 days AFTER YOUR DEPARTURE DATE as long as: 1) there has been no damage to the unit or its contents; 2) all room and fitness keys, door cards, parking passes and pool passes are returned to PBP; 3) all linens and towels are accounted for; 4) there are no long distance phone charges; 5) all furniture is back in its original location; 6) all garbage is removed from the condo.
If your damage deposit was paid by credit card, cash, check, or money order it will be refunded back to you by check.

CHECK-IN 

Check in time is between 3:00p.m. and 5:00p.m. Central Standard Time. The office must be notified if you will be arriving after 5:00p.m. so arrangements can be made for key pick up. 

Rent is due upon arrival. We accept cash, personal and business checks, travelers checks, and all major
credit cards

CHECK-OUT 

    Check-out time is 10:00a.m. Keys must be returned to our office at 50 Fort Pickens Rd.
